Are you thinking about selling your home? Pricing your home right is the key to getting top dollar on your sale. Overpricing your home is tempting, but can lead to a shopworn listing and reduced sales proceeds. Here’s why I recommend you competitvely price your home:

  It makes your home visible to the right buyers. Buyers and their agents search for homes by price range. By pricing your home competitively, you make your home visible to the right buyers.

  You’ll catch the peak period of buyer activity. Homes attract the most buyers when they first hit the market. After a couple of weeks, showing activity is reduced to the new home buyers just entering the market. A common misconception by home sellers is that they can start high, and come down later. However, this strategy causes them to miss the best chance for the highest sales price.

  You’ll sidestep the staleness. A home that doesn’t sell right away has something wrong with it. The offers made on homes after extensive days on the market are typically much lower than offers received in the first few days. Buyers assume that sellers become more desperate to sell the longer a home sits on the market, causing buyers to become more aggressive in their negotiating.

Pending Home Sales Rise:

Pending Home Sales Rise: 

In a housing market equipped with very low mortgage rates, Unemployment at 5% and steady appreciation.....there is just one thing missing: Inventory.

The Pending Home Sales Index, a forward-looking indicator based on contract signings, inched 0.2 percent to 107.7 in October from an upwardly revised 107.5 in September and is now 3.9 percent above October 2014 (103.7). The index has increased year-over-year for 14 consecutive months.e largest segment of the housing market continues to hold on. Year-over-year, existing home sales rose 3.8% and is on track to record their best annual sales in eight years.

Although further expansion in existing-sales is expected next year, ongoing inventory shortages and affordability pressures from rising prices and mortgage rates will likely temper sales growth to around 3 percent (5.45 million) in 2016. Home prices are expected to slightly moderate from a 6 percent increase in 2015 to 5 percent next year.

"Unless sizeable supply gains occur for new and existing homes, prices and rents will continue to exceed wages into next year and hamstring a large pool of potential buyers trying to buy a home," says NAR Chief Economist, Lawrence Yun.

Multiple Offers – How To Navigate Them

Are you thinking about selling your home? In today’s real estate market, it’s common to receive multiple offers on your property. Here are a few different approaches you can take when you receive multiple offers:

  Accept the best offer. The best offer is the one that nets the most to the seller, after seller concessions. Or, if you’re hoping for a fast closing, an all-cash offer may be preferable to a higher-priced offer reliant on mortgage financing. Choosing the best offer is the easiest course of action, but you may regret the possibility that you left money on the table later.

  Inform each buyer’s agent there are multiple offers. This will encourage all buyers to put their best offer forward. However, it may also have the opposite effect, discouraging buyers who don’t wish to compete.

  Counteroffer the best offer, and inform them of the multiple-offer situation. This can be quicker and more direct than waiting to hear from all the potential buyers. However, it is possible that you may miss out on receiving a better offer from one of the other potential buyers, and there’s no way to know unless you give them the chance to compete.
