Movin' On Up

Are you ready to upgrade into a more gratifying home? Do you need additional space, or want to relocate to a more desirable location? Now is the time to start enjoying life a lot more!

You may think today is the worst time to upgrade — after all, home sales volume is not rising and home buyers are scarce. How will you ever get top dollar for your home today?

You may not get a sky-high price on the sale of your home, but on the other hand, you won’t pay a sky-high price for a replacement home either. It’s prudent to sell low and buy low, rather than to sell high and buy high.

Upgrading in today’s mortgage market means a lower monthly payment. You will also pay lower property taxes for years to come. If you wait until the market rebounds to upgrade into another home, you will pay more for everything.

Consider this too: bigger homes with more amenities are priced less per square foot than smaller homes such as yours.

By selling your home and upgrading now, you can pick and choose from a large selection of desirable upper-tier homes for your next residence. Fact: less competitive bidding for upper-range homes gives you a huge advantage as a buyer.

There is an interesting phenomenon occurring in the real estate world that has some agents perplexed. Some of their listings are getting multiple offers while others sit gaining nothing more than additional days on the market.

It seems that the more offers that are received on a property the more offers that continue to trickle in. However, other well-priced listings may be sitting with nothing more than a few semi-interested calls from agents asking if there are offers coming in on the property. When the answer is "no," zero offers come in.

Many agents have told me that their buyers simply don't want to write an offer on a property that isn't being inundated with other offers, feeling that the lack of interest means that the home is not worth having. If they can't fight for it, they don't want it - which makes me think of preschoolers who only want to play with a toy once someone else has picked up. It seems counter-intuitive, but I have seen this happen many times: buyers will circle around a listing they love almost waiting to see if there is someone else interested before they take action. However, this is a strategy that can be very costly for a buyer.

While the concept that if people compete for a property it is guaranteed to be worth more later could have some merit, it is wiser to buy real estate based on facts and not competitive spirit. I know many smart buyers who have chosen not to compete in the price point with multiple offers and have in fact moved up or down in price to be in a less-competitive market. They have chosen to purchase great value properties that do not have the kind of competition that multiple offer properties with escalating prices do.

I encourage you to take a look at your buyers and ask yourself if this scenario sounds familiar. Sit down with your buyers and reevaluate your strategy regarding evaluating properties based on how it solves problems for a buyer and discuss price points. A change in strategy might just help your buyers find the real jewels in the market. Just because a property doesn't have a lot of activity or multiple offers does not mean it isn't an excellent buy.

Pending Home Sales gain for 12th straight month: 

The August Pending Home Sales report was just released this morning by the National Association of Realtors (NAR) and it showed a year-over-year gain of 6.2% and marks the 12th consecutive month of year-over-year gains. Lawrence Yun, NAR chief economist, says even with the modest decline in contract signings, demand continues to outpace housing supply and elevate price growth in numerous markets. "Pending sales have leveled off since mid–summer, with buyers being bounded by rising prices and few available and affordable properties within their budget," he said. "Even with existing–housing supply barely budging all summer and no relief coming from new construction, contract activity is still higher than earlier this year and a year ago."

According to Yun, sales in the coming months should be able to roughly maintain their current pace.

The national median existing–home price is expected to increase 5.8 percent in 2015 to $220,300. Yun forecasts total existing–home sales this year to increase 7.0 percent to around 5.28 million, about 25 percent below the prior peak set in 2005 (7.08 million).

The bottom line is that the overall housing market is still trending very strongly, hampered only by a shortage of quality inventory in the specific price points.

Anyone impacted by the Butte Fire in Calaveras County should immediately register your household for FEMA by calling FEMA’s toll-free number at 1-800-621-3362 (FEMA). Those who have a speech disability or hearing loss and use TTY, should call 1-800-462-7585 directly. For those who use 711 or Video Relay Service (VRS), call 1-800-621-3362. The telephone numbers will operate from 6 a.m. to 12 a.m. (local time) seven days a week until further notice.
